Buying your first home is exciting, but it can also feel overwhelming. There are schemes to understand, lenders to compare and a lot of paperwork. At Awesome Lending Solutions, helping first home buyers is one of our favourite things to do. Here's how we can help, plus some quick tips to get you started.
Quick tips to get started
1. Know your numbers
Find out how much you can realistically borrow. Lenders check you could afford repayments if your rate rose by 3%, so your borrowing power may be less than you expect.
2. Save your deposit
Set up an automatic transfer to savings each payday. Consider the First Home Super Saver Scheme, which lets you save inside super and release up to $50,000 for your deposit.
3. Check what help is available
- 5% Deposit Scheme: buy with 5% and no Lenders Mortgage Insurance. No income caps since October 2025.
- Help to Buy: the government shares the cost of your home, so you may need only 2%.
- Family Home Guarantee: single parents can buy with 2% and no LMI.
- NSW stamp duty exemption: no stamp duty on homes up to $800,000.
- First Home Owner Grant: $10,000 for eligible new homes in NSW.
4. Get your finances in shape
Pay down credit cards, close accounts you don't use and keep spending steady in the months before you apply.
5. Get pre-approved
Pre-approval tells you your budget and shows agents you're a serious buyer.
How we help
- A free first chat to understand your goals and situation
- Borrowing power worked out across a wide panel of lenders, not just one bank
- Scheme eligibility checked so you don't miss out on support
- Loan comparison and a clear, plain-English recommendation
- Application and paperwork handled for you
- Support through to settlement, working with your conveyancer
- Ongoing reviews after you've moved in, to keep your rate competitive
For most home loans, our service costs you nothing, because we're paid by the lender. We must act in your best interests under the Best Interests Duty.
Buying in 2026
The cash rate has risen four times this year to 4.60%, and home values have softened in many capitals. That means less competition in some areas, but careful budgeting matters more than ever. We'll help you find a loan that fits your budget now and if rates rise further.
An example
Mia and Sam had $40,000 saved and wanted a $720,000 townhouse in Sydney's west. We confirmed they qualified for the 5% Deposit Scheme and the NSW stamp duty exemption, compared participating lenders and got them pre-approved within a week. They bought with no LMI and no stamp duty, and kept part of their savings as a buffer in an offset account.
